Arriving after business hours? Please call for instructions. For after-hours arrival, balance must be paid in full, rental agreement signed.

Early Check-In:We offer a limited number of 12:30 PM check-Ins for those guests with special arrival needs. A fee of $125.00 will be charged to cover housekeeping and administration expenses. No early arrivals will be permitted to checkin unless requested and paid in advance. Ask our Vacation Specialists about details.

Check Out: Before 10:00AM on day of departure. There is a $50.00 per hour late check out fee. If property is not vacated by 12:00 P.M. a full day’s rent will be charged. top

Note: Rental rates increase during the weeks of Easter, Mother’s Day, Memorial Day, 4th of July, & Labor Day.  All rental rates are subject to change without notice.

Prime Season: Weeks only - Saturday to Saturday. (Unless otherwise noted) Partial week rental may be available with 4-day notice.
Off-season: 2-night minimum. Monthly rentals are available November through March.

North Myrtle Beach SunsetBooking a Reservation:When you decide which property you want, let our staff know and you will be sent a personalized Rental Agreement, requesting a deposit and signatures. Grand Strand Vacations must have a signed Rental Agreement prior to check - in. We invite and encourage personal inspection of properties prior to booking of reservation, during reasonable business hours. top

Capacity of Accommodations: Properties are restricted to the number stated that it accommodates stated regardless of available bedding. Exceptions made only for infants. Misrepresentation will result in eviction without refund. Campers allowed at properties for transportation only. Hook-ups are against city ordinance. Some condominiums do not allow recreational vehicle parking. top

Rental Charges & Taxes: The published rental rate for your stay, plus a $50.00 reservation fee, $35.00 Accidental Damage Waiver, Sales & Lodging taxes totaling 11% and if you desire, travel insurance is available. (All payments must be paid in U.S. Dollars, drawn on a U.S. Bank.) top

Reservation Deposit:You will need to send 50% of the rent amount, $50.00 reservation fee and the optional travel insurance, to confirm a reservation. This is due within 7 days of making the reservation, or the reservation will automatically be cancelled. Credit Card deposit is necessary when your arrival is within 30 days. Personal checks are acceptable, only if received 30 days prior to your arrival date. top

Balance Payment:Your balance payment, as outlined on the rental agreement is due 30 days prior to check-in. MasterCard, Visa, Discover or personal check will be accepted. However, WE CANNOT ACCEPT PERSONAL OR BUSINESS CHECKS UNLESS WE RECEIVE IT NO LESS THAN  30 DAYS PRIOR TO ARRIVAL.

Balance not paid in full prior to arrival: $40.00 fee
Returned Checks: $50.00 fee top

Peace of Mind - Accidental Damage Waiver: All reservations will be charged a $35 mandatory Accidental Damage Waiver. It will be automatically added to each reservation at booking. It is not refunded or applied to future rentals. The Accidental Damage Waiver does not negate your responsibility as a tenant.
 The damage waiver is limited to a maximum coverage of $1,000 per, and all guests staying in the property (not to exceed maximum occupancy) will be covered by this waiver and will not be obligated to pay for accidental loss or damage to the rental unit or its contents.
The Accidental Damage Waiver does not include: Intentional Acts, gross negligence or willful conduct.

  • Damage done by unauthorized groups.
  • Loss of use.
  • Loss or damage to guest's personal property or rental equipment brought onto the premises.
  • Normal wear & tear.
  • Damage to electric vehicles (golf carts).
  • Any damage caused by a violation of Grand Strand Vacations Rules & Regulations or in an action that violates local, state or federal laws.
  • Acts of God

The Staff of Grand Strand Vacations will determine all necessary repairs. Report all damages to Grand Strand Vacations by the day of check-out.

Charges are as follows:
Damage: Cost of Repairs.
Excessive Cleaning: Cost of extra cleaning plus $20.00 administration fee.
Late Checkout: $50.00 per hour, after 12:00 p.m. one (1) night’s rent will be charged.
Lockouts: After hours key delivery $30.00.
Lost Keys:  $100.00 for the first key, $5.00 for each additional lost key.
Maintenance: Guests will be charged for any unwarranted service calls, plus $20.00 administration fee.
Pets in NON Pet Properties: $200.00 for Evidence of and/or damage caused by pets (pets are prohibited in most rental properties).
Rearranging furniture: $50.00 to move furniture back to original location.
Telephone: All long distance tolls plus $20.00 administration fee.
Trash pick up: $50.00 to pick up or move improperly placed trash.

Adherence to all policies as outlined on the lease and occupancies are enforced. Failure to comply will mean no future rental to that occupant.

Travel Insurance:Travel Insurance is available for reservations made 3 or more days in advance and is offered when you make your reservations. Your Rental Agreement will outline the cost of this insurance, and is included in your deposit request payment. A pamphlet with detailed insurance information will be sent with your Rental Lease Agreement. Please call CSA Travel Protection for further information and with any questions concerning coverage of pre-existing conditions (866-298-6846).
Travel insurance is an “OPT OUT” extra that we offer for your protection.  We must receive written authorization if you DO NOT wish to purchase the insurance within 10 days of booking  or it will be automatically charged to your account; space for this is provided on your rental agreement. Once the insurance premium is paid it cannot be refunded, and likewise once it is declined it may not be re-instated.  

NO REFUNDS will be made for HURRICANE EVACUATIONS unless you have purchased Travel Insurance and then CSA will refund based on the days under mandatory evacuation. This insurance also protects you and your family if an emergency family illness or death should occur and prohibit you from vacationing. We recommend you purchase this insurance for your protection. top

Privately Owned Properties:Our Vacation Rental Properties are all privately owned and reflect the individual tastes of the owner. We can not make changes to furnishings or equipment. The same are subject to change without notice or compensation. The Owner of each property provides you with cookware, dinnerware, glassware, bedspreads, mattress pads, & pillows. Disposable items are not provided.

***Property items (such as bedspreads, pillows, chairs, pots, pans, dishes, glasses or silverware) are not to be taken out of the property (to the beach or other properties). top

Non-Smoking Properties Available

Linens are not provided (unless otherwise noted) For your convenience; Sheets, Pillowcases, Towels & Washcloths are available for rental at Grand Strand Vacations. Delivery, Pick up, and other services are available, ask your Vacation Specialist for further details.

Don’t forget your LINEN - Linens, port-a-cribs, full-size cribs, and highchairs may be rented for your convenience.

What you need to Bring:
Bath, beach & kitchen towels, bed linens (bed sheets), bath mats, blankets, **a cooler (for frequently used beverages), cleaning supplies and paper products. Don’t forget your camera! Properties are set-up for simple cooking and housekeeping. top

**Refrigerators and Freezers: Prior to your arrival, the refrigerator may have been left open for a period of time during cleaning. It can take as long 24 - 36 hours to fully recover proper temperature, especially if you fill it with warm groceries.

Make sure the refrigerator and freezer are always set at a medium temperature. If the refrigerator is turned to the highest setting, the humidity will cause the coils to ice up and prevent cool air from reaching the refrigerator compartment, while the freezer compartment remains cold. If this occurs, please return the unit to a medium setting with both controls and allow time to defrost and sta­bilize. Helpful Hint: Your groceries will cool faster if you avoid frequent opening and shutting of the refrigerator door during the first evening, use an ice filled cooler for drinks.

In other words, refrigerator complaints made on your arrival day will not be responded to until the next day and confirmation of continued problem. top

Our In-house Maintenance and Housekeeping Staff: They are here to make sure that your vacation home is in the best condition that it can be. If you should discover otherwise, please report it to us immediately and we will correct it as quickly as possible. Check out is NOT the time to let us know about problems. We cannot issue refunds for mechanical breakdowns or cleanliness issues. In order to make timely repairs or inspection, Grand Strand Vacations' personnel or representatives shall have the right to enter the property at reasonable hours. If a service call is made and entry refused, renter will be held liable for service call fee.top

Pools: are generally opened up before Easter and closed down on October 1st. Spas will be made available for use by request and require 6 hour after service before use. Heated Pools: Houses advertised with heated pools will be heated during the following time periods: March 1st - May 30th and September 1st - November 1st of each year. Please note that pool heaters will not operate if the air temperature drops below 50 degrees Fahrenheit.

Property Telephones:Property phone numbers will appear on your rental agreement. Not all properties have telephones. No long distance calls are to be placed unless they are collect or billed to your credit card. Many of our units have telephones with toll restriction, which prevents anyone from dialing long distance. No collect calls are allowable on phones with this feature. *There is a $20.00 fee for calls billed to owners. top

Sofa Sleeper:We do not recommend sofa sleepers for adult use. We ask that they be for the use of children, only. top

Pet Policy: We have a few Pet Friendly properties, and are notated throughout this brochure. They require a $150.00 pet fee.

**Having a pet(s) in a non-pet friendly property is a violation and material breach of Grand Strand Vacations Rental Agreement and is grounds for eviction without refund and you will be charged $200.00. top

No House Parties:We have the right to and will terminate any rental, with no refund, if, in our opinion, the renter is detrimental to the property.
A. We rent strictly to Families (Mother, Father, Children) and mature persons over the age of 25.
B. Absolutely No House Parties, Fraternities, Sororities, Motorcycle Groups or Youth Groups are allowed.
C. Children will not be permitted to check-in without their parent(s).
D. Parents must occupy the same property during the term of this agreement; adult supervised, non-family groups are considered house parties.
E. Should a house party or group attempt to occupy the property by any method, they will be immediately evicted and/or admittance refused and the reservation deposit, rent and security deposit will be forfeited as liquidated damages.
F. The person(s) will be responsible for any and all legal fees, and any other expenses, which may result, in addition to any right or remedy available by law.
E. Under aged alcohol & any drug use will be turned over to the authorities. top

Event Fee: $1200.00 Weddings, Family/ Class Reunions, or any event that exceeds the maximum accommodation of the property.

Cancellation Policy:If you must cancel, your reservation deposit will be refunded, less a $150.00 ($100.00 cancellation fee & $50.00 reservation fee), ONLY if the same unit is re-rented for an equal number of days and the same dollar amount as your original reservation. If we are unable to re-rent the unit, all payments will be forfeited unless; your reservation is covered by travel insurance. top

Departure Cleaning: We provide departure cleaning for you (unless otherwise noted). We ask that you please: take out the trash, wash the dishes, secure the property and return all keys to our office. top

Parking Permits: Parking permits are required at most properties. Some have parking restrictions. Please ask. Condos are allowed only two (2) Vehicles, some only allow one (1). Additional vehicles may be parked on adjacent lot at our office with a GSV parking permit.

Locked Closets: Some owners have private storage. These areas are absolutely not included in the rental. Entry into locked closets is prohibited and considered damage to property. You will be charged accordingly. top

Construction: Tourism is the largest industry in the North Myrtle Beach area and new houses and condos are always being built. We can not predict the location of all construction activity in the area and may not be able to inform you at the time you make your reservation whether or not your accommodations are near a construction site. Should you find yourself near construction, please exercise patience and understanding. In the event it becomes intolerable, we will do our best to talk to the contractors, but no refunds or moves will be made. top

No campers, Trailers or Motor homes can be connected to properties, per city ordinance.

Lost and Found:We cannot be held responsible for items left behind. We do make every effort to locate and return them to you. We will locate, package and return items for $25.00 plus postage. top

Concierge Services: Fax, copy machines and Internet access are available. Also, advice on local restaurants, fishing, shopping, etc. is available. Please ask us for assistance. **See the About the Area/Shopping section for more information**

Special Reminders: All town and community ordinances are to be observed. No vehicles allowed on dunes or beaches. No beach fires are allowed on the beach. Please use only beach access provided - do not walk on private property.

Electric Vehicles: Electric vehicles (golf carts) are subject to all laws and ordinances applicable to operations of a motor vehicle on public roads, including that all operators must possess a valid driver's license. Traffic laws and ordinances are enforced by local authorities.

Reservations Priority: "Continue the Tradition." Previous year renters have first priority for the same property the following year, until checkout. However, please, try to make your reservation by Thursday of your vacation stay. A non-refundable $150.00 tentative deposit is due at time of booking the reservation and is deducted from the reservation deposit, due January 20th. Please contact our office for further details. Rates are not guaranteed for next year. top

The information in this brochure is an overview of our rental policies. Specific policies are explained on the Rental Agreement.

The Agent shall place the advanced rental payments and security deposits in an interest-bearing trust account with an insured South Carolina bank with accrued interest payable to the agent.

Every effort is made to ensure that the information in this brochure is accurate and complete. However, we cannot be held responsible for possible typographical errors or changes in furnishings, equipment or bed arrangements.
